Do Homes "Pass" or "Fail" a Home Inspection?

Short Answer: No—they don't.

A home inspection isn't a pass/fail test like a code compliance inspection. It's an unbiased, professional evaluation of the home's current condition.

Every homeeven brand new homeshas defects or maintenance recommendations. Most things can be repaired, negotiated, or planned for. My job is to give you the full report, so you can move forward confidently informed.​​

Can I Attend the Home Inspection?

Absolutely!

​I encourage each client to attend the home inspection appointment. While the home inspection report will thoroughly document the condition of the home and all of my recommendations, the opportunity for interactive discussion, plus a demonstration of systems' performance and normal operating controls, is also part of the excellent value I offer to my clients.

 

If, for any reason, you cannot attend the full home inspection, another great option is an in-person Summary Review during the last 30 minutes of your inspection appointment. At that point, I will be prepared to share the highlights from my inspection and answer any questions.

When will I receive my inspection report, and what will it look like?

Within 24 hours

​​At the end of your inspection, I will be prepared to review a Summary​ together on-site, and I will provide the Full and Summary written reports within 24 hours (but I strive for less!)
