At Apple Property Inspections LLC, every service is designed to give you clarity, confidence, and peace of mind. Whether you’re buying, selling, renting, or maintaining a property, I provide detailed, photo-rich inspections delivered with professionalism, integrity, and care.
Buyer's Inspection

Purchasing a home is one of the biggest investments you’ll ever make. A thorough Buyer’s Inspection provides the clarity and confidence you need before moving forward. I evaluate every major system of the home—including the roof, foundation, plumbing, electrical, HVAC, and more—so you understand its condition.
My reports are detailed, photo-rich, and easy to navigate. You’ll receive clear explanations, recommendations, and a summary you can share directly with your agent. As a Certified Professional Inspector®, I encourage you to join me during the inspection so I can answer questions and explain my findings in real-time. I am also available for any follow-up questions that arise after your inspection.
Seller's Inspection

Thinking of selling your home? A pre-listing inspection helps you stay one step ahead. By identifying potential issues before your home hits the market, you can make repairs, price confidently, and avoid last-minute surprises.
I provide a clear, detailed evaluation of your home’s major systems. My easy-to-read Spectora reports include photos, recommendations, and a concise summary, giving you a powerful tool to share with potential buyers.
As a Certified Professional Inspector®, I know how to present findings in a factual, non-alarmist way, keeping the focus on solutions. My goal is to highlight solutions and keep your sale moving smoothly.
Annual Maintenance Inspection

Owning a home means caring for it year after year. An Annual Maintenance Inspection is like a yearly health check-up for your property, helping you catch small issues before they turn into expensive repairs.
During this inspection, I review the home’s major systems—roofing, foundation, plumbing, electrical, HVAC, and more—to ensure everything is performing as it should. I also pay close attention to common wear-and-tear areas, seasonal maintenance needs, and potential safety hazards.
You’ll receive a plain language, photo-rich report outlining what’s working well, what needs attention soon, and practical recommendations for ongoing upkeep. This proactive approach saves money, extends the life of your home’s systems, and helps protect both your family’s health and your financial investment.
New Construction Inspection

Even brand-new homes can have hidden issues. A New Construction Inspection ensures your home is built to the highest standards, catching defects before you move in.
For homeowners approaching the one-year mark after completing their dream home, an 11th-Month Warranty Inspection is a smart way to protect your investment. Most builders provide a one-year warranty on workmanship and materials, so this inspection identifies problems while they’re still covered.
As a Certified Professional Inspector®, I combine advanced tools, meticulous attention to detail, and an education-first approach to provide you with clear, actionable insights. Whether your home is brand new or nearing the end of its warranty period, I can help you ensure it remains safe, healthy, and built to last.
Rental Inspection

Whether you’re a landlord, property manager, or tenant, a Rental Inspection provides peace of mind by documenting the condition of a property. These inspections protect everyone by creating a clear record of safety, functionality, and maintenance needs.
I evaluate the property’s major systems and overall condition. My detailed, photo-rich reports help landlords identify issues early, tenants understand responsibilities, and property managers reduce disputes.
As a Certified Professional Inspector®, I focus on safety and habitability—ensuring the property is a healthy environment for its occupants and a well-protected investment for its owner.
Sewer Scope Inspection

Because it is located below ground and requires specialized tools for inspection, the main sewer drain is not part of a standard home inspection service. However, I now offer this valuable add-on service.
Sewer scope inspections are a wise choice for older homes (20 years or more), where pipes may be corroded, cracked, or compromised by tree roots. Homes with large trees in the yard also benefit from a sewer scope inspection, as root intrusion is one of the most common causes of sewer line damage. Finally, homes with slow drains or ongoing sewage backups should consider a sewer scope inspection, because even newer homes can experience installation issues or blockages.
